Isleworth is one of the most exclusive gated communities in Central Florida. Located on the Butler Chain of Lakes, it features large lakefront and golf course estates on generous lots. The community includes an 18-hole Arnold Palmer-designed golf course and a country club with dining, tennis, and fitness facilities.
Home styles. Mediterranean and custom contemporary estates, typically 5,000 to over 10,000 square feet. Most homes have private boat docks on the Butler Chain, private pools, and extensive landscaping. Lot sizes range from one-half acre to several acres for waterfront properties.
Community amenities. The professional golf course is private for residents and members. The Isleworth Country Club includes a clubhouse, fitness center, tennis courts, and dining. The community has 24-hour gate security. HOA fees are significant and cover common area maintenance and security.
Location. Isleworth is 15 to 20 minutes from Disney World, 20 minutes from downtown Orlando, and 25 minutes from Orlando International Airport. The community is in the Windermere attendance zone for Orange County Public Schools.
Windermere
Location: Orange County | Price Range: $600,000 to $10 million+
Windermere is the broader town that surrounds communities like Isleworth and Keene's Pointe. The town itself has a mix of older lake cottages, mid-century homes, and newer estates. The appeal of Windermere is the combination of lake access, privacy, and proximity to the attractions corridor while maintaining a small-town feel.
Home styles. A wide range from modest older homes on the Butler Chain to multi-million dollar estates in gated subdivisions. Newer construction tends toward Mediterranean and contemporary Florida styles. Many homes have private docks, boat lifts, and lake views.
Community amenities. The town has a small downtown area with a few restaurants and shops. Multiple county boat ramps provide public access to the Butler Chain of Lakes. The town's development regulations limit density, which helps preserve the area's character.
Schools. Windermere Elementary, Bridgewater Middle, and Windermere High School are the assigned public schools. Several private schools are nearby.
Winter Park

Winter Park's luxury market is concentrated in the historic districts near Park Avenue and the chain of lakes. The area is known for brick-paved streets, mature oak trees, and a mix of architectural styles from Mediterranean revival estates to mid-century modern homes. It offers an urban luxury experience with walkable access to Park Avenue shopping, dining, and cultural institutions.
Home styles. Historic Mediterranean revival, Colonial revival, and Craftsman bungalows in the older sections, with contemporary infill construction on larger lots. Lakefront estates on the Winter Park chain of lakes (lakes Osceola, Virginia, Maitland, and others) command the highest prices. Many of the lakefront properties have private docks.

Lake Nona

Lake Nona is a master-planned community in southeast Orange County that has grown around the Medical City, a 650-acre health and life sciences campus. The community is known for its modern architecture, technology infrastructure, and wellness-oriented design. Luxury options exist in the Laureate Park, Eagle Creek, and Isola Bella sections.
Home styles. Modern and contemporary single-family homes, townhomes, and condos. Many luxury homes feature smart home technology, energy-efficient construction, and modern open floor plans. Dr. Phillips

Dr. Phillips is an established southwest Orange County community with a concentration of luxury homes in its western sections and gated enclaves. The area is known for its proximity to Restaurant Row, the attractions corridor, and the Butler Chain of Lakes. Luxury properties are concentrated in gated subdivisions and lakefront areas.

Bay Hill

Bay Hill is a gated golf course community in southwest Orlando, most famous as the home of the Arnold Palmer Invitational. The community was developed around the Bay Hill Club and has an established, mature character with large lots and consistent architecture.
