What Are Quick Move-In (QMI) Homes?

Quick move-in homes, also called QMI homes, spec homes, or inventory homes, are new construction homes that are either already completed or under construction and available for immediate purchase. Unlike a build-to-order home where you go through the design process and wait for construction, a QMI home is already being builtwith specific finishes and features already selected.

QMI homes come from several sources:

  • Homes that another buyer started and then canceled before completing.
  • Spec homes that the builder started on their own to have inventory available.
  • Model homes that are near the end of their display life.
  • Homes built in phases to maintain a pipeline of available product.

Builders list QMI homes on their websites with the specific address, floor plan, finished square footage, features, and a firm price. You can walk through the actual home in many cases and see exactly what you are buying.

Benefits of QMI Homes: Close in 30-45 Days

The biggest advantage of a QMI home is speed. Instead of waiting 6 to 12 months for construction, you can close on a QMI home in 30 to 45 days, similar to the timeline of a resale purchase. This makes QMI homes ideal for:

  • Relocation buyers who need to move quickly for work.
  • Buyers who have already sold their previous home and need to close soon.
  • Anyone who does not want to wait a year to move in.
  • Buyers who prefer to see and touch the actual home before committing.

Other benefits include:

  • You know the exact purchase price upfront with no design center surprises.
  • You can tour the actual home and see the finishes, layout, and location.
  • QMI homes are often priced below build-to-order homes because the builder wants to move inventory.
  • You can lock your interest rate closer to closing, reducing the risk of rate changes during a long construction period.

How QMI Pricing Works

QMI homes are typically priced at or slightly below the build-to-order equivalent, plus builders often offer additional incentives to close them quickly. Here is how pricing works:

Base price: The QMI price is set when the home goes on the inventory list. It may include upgrades that have already been installed (upgraded flooring, countertops, appliances). The price reflects the actual home with its specific features.

Discounts: Many builders discount QMI homes by $10,000 to $50,000 below what the same home would cost to order. The discount depends on how long the home has been on the inventory list and how motivated the builder is to sell.

Incentives on QMI homes: QMI homes often qualify for additional incentives including closing cost credits, rate buydowns, and design center credits (for any remaining options that can still be changed). Builders are typically more flexible on incentives for QMI inventory than for build-to-order homes.

QMI homes represent some of the best value in new construction. The builder has carrying costs on the finished home and wants to close it quickly. You can often get a better deal on a QMI home than the same floor plan ordered from scratch.

Incentives Available on QMI Homes

In addition to the QMI discount, builders typically offer standard incentives such as:

  • Closing cost credits ($6,000 to $15,000 typical).
  • Rate buydowns (2-1 buydown most common).
  • Design center credits for any finishes that can still be selected.
  • Flex cash that can be applied to closing costs or rate buydowns.
  • Sometimes additional price reductions.

Because builders want QMI homes closed quickly, they are often willing to negotiate on incentives more than they would for a build-to-order home. Your agent can help you understand what is realistic.

What You Can and Can't Customize

A QMI home is already under construction or completed, so customization options are limited:

  • Finishes that have not been installed yet (paint colors, flooring if not yet laid).
  • Some appliance upgrades if the appliances have not arrived.
  • Design center selections if construction is early enough.
  • In a few cases, minor structural changes before certain milestones.

What you cannot change:

  • Floor plan and room layout.
  • Structural elements that are already framed.
  • Windows and doors that are installed.
  • Finished flooring that is already laid.
  • Cabinetry that is installed.
  • Exterior finishes and roofing.

If customization is important to you, a QMI home may not be the right choice. However, if the finishes are acceptable and the price is right, the convenience and savings can outweigh the lack of personalization.

When QMI Makes Sense vs Building from Scratch

QMI makes sense when:

  • You need to move in within 30-60 days.
  • You find a QMI home with finishes you like.
  • You want to see the exact home before committing.
  • The price and incentives are better than build-to-order.
  • You are relocating and cannot wait for a full build cycle.
  • You prefer a fixed price with no design center surprises.

Building from scratch makes sense when:

  • Customization of finishes and layout is important to you.
  • You have time to wait 6-12 months for construction.
  • You want to choose your exact lot location.
  • You want to participate in the design center process.
  • None of the available QMI homes have finishes you like.

There is no right or wrong answer. Many buyers start by looking at QMI options and if nothing works, then proceed with a build-to-order home.

Current Quick Move-In Inventory Across Central Florida

Last researched and updated: September 23, 2026. Inventory changes weekly as homes close and new spec homes are released. Homes listed as available today may be under contract tomorrow.

Below is a county-by-county look at quick move-in and standing inventory in new construction communities across the Greater Orlando area, refreshed the week of September 21, 2026. Prices are community-level ranges as listed by builders and may include pre-selected upgrades. Incentives vary by builder, change often, and usually require using the builder's preferred lender. Where a community's inventory has dried up since our last check, we say so instead of guessing.

One market-wide note first: the newest data tells a clear story for quick closers. A September 2, 2026 analysis of the MLS counted 1,526 active new-construction listings across Orange, Seminole, Lake, and Volusia counties, and 607 of them, 39.8 percent, were already priced below their original asking price. Industry research also shows builders averaging roughly 7 to 8 percent of sale price in incentives through 2026. That combination of price cuts and incentives favors buyers who can close quickly on a completed home.

Orange County

Horizon West / Winter Garden remains one of the most active quick move-in pockets in the region, with Livabl currently tracking roughly 42 move-in-ready homes there. Dream Finders Homes continues to lead, with Hamlin Meadows listing about nine quick move-ins across its townhome and 40-, 50-, and 60-foot collections, from about $434,990 for townhomes up into the mid $800,000s for the largest single-family plans, plus ready-to-move product at Serenade at Ovation, where townhomes and bungalows start near $401,990 and the Captiva plan runs around $819,989 with about $11,000 in savings. K. Hovnanian's Osprey Ranch lists about 16 quick move-ins, with move-in-ready homes from roughly $608,000 to $830,000 across its 32- and 50-foot collections, and Ashton Woods holds a shorter list at Northlake at Ovation, townhomes from about $426,990, with some builder financing advertised as low as 3.25 percent. Aggregators still show several hundred inventory homes across the area's two dozen-plus builders.

Lake Nona holds steady move-in-ready inventory across a wide price range. Pulte leads with two Nona Sound communities: The Cove at Nona Sound, gated townhomes from about $362,990, lists five quick move-ins on its Dahlia plan from roughly $416,000 to $479,000, one carrying about $64,000 in savings, while The Estates at Nona Sound, single-family homes from about $639,990, has a spec home listed near $775,000 after a reduction from about $806,000. Beazer's Gatherings of Lake Nona, a 55-plus condominium community, lists quick move-ins from about $368,990, and David Weekley keeps selling at Laureate Park, where its Garden series starts in the low $540,000s. A caveat: third-party sites mark several Laureate Park series as sold out, so confirm directly with David Weekley before planning around them. Quick move-in closings here commonly run 30 to 90 days.

Apopka keeps the deepest near-term pipeline in Orange County, and one of our last updates needs a correction here: Toll Brothers' Bronson Peak is in Apopka, not Clermont, so it belongs in this section. Toll Brothers is active in two Apopka communities right now. The Oaks at Kelly Park lists quick move-ins across its Breton, Morgan, and Welsh collections, from about $409,000 for the smallest move-in-ready plan up into the $600,000s, several with October completion dates. Bronson Peak, the master-planned community near Boy Scout Road, lists roughly a dozen quick move-ins across its Hamlin townhomes (from about $395,000), Juniper bungalows (from about $429,000, with about seven quick move-ins), and the Seville and Valencia single-family collections in the $600,000s and up. M/I Homes lists about 10 quick move-ins at Wolf Lake Ranch from roughly $740,000 to $870,000, with a 5.50 percent rate offer on select homes closing by October 30, plus a shorter list at Emerson Pointe, where a move-in-ready townhome was recently reduced from about $468,000 to $449,990.

Windermere stays thin at the upper end of the market. Dream Finders lists move-in-ready and near-complete homes at Palms at Windermere, with current quick move-in specials advertising mortgage rates as low as 2.99 percent on select homes. Expect a short list here: Windermere rarely carries much standing inventory.

Seminole County

Sanford is one of the better-sourced quick move-in markets in the county right now. Pulte's Emerald Pointe lists move-in-ready townhomes from about $331,990, and its current quick move-ins carry $9,000 to $21,400 in price reductions, including a Springdale plan at $348,990 (down from about $370,390) and a Marigold plan at $379,990 (down from about $392,590). Toll Brothers' Riverside Oaks Executive Collection has quick move-ins targeted for October, and K. Hovnanian's Preserve at Deer Lakes covers the luxury end, with move-in-ready homes in the $1.3 million to $1.5 million range and a promotion around $70,000 off.

Oviedo holds some of the larger quick move-in volumes in Seminole County. K. Hovnanian's Townes at Northlake reduced its quick move-in townhomes from the $454,990 to $474,990 range, and Beazer's Towns at Greenleaf lists move-in-ready townhomes around $435,990, with one Richmond-plan quick move-in advertised with $80,000 in savings. Aggregated new-construction listings across the county still total roughly 190 homes.

Lake Mary continues to carry higher-priced quick move-in inventory. David Weekley lists a quick move-in at Tuscany at Lake Mary (the Magbee plan), and Toll Brothers' Fredrick Elite community starts near $904,000. The list is small but turns over regularly as homes close and new specs are released.

Winter Springs keeps a smaller, steady list at Hickory Grove (Mattamy Homes). Current quick move-in townhomes range from about $394,990 to $444,000, with advertised incentives of $20,000 to $27,000 off select homes. Confirm current terms with the sales center.

Osceola County

Kissimmee and St. Cloud hold some of the county's most active move-in-ready lists, though the mix shifts fast. Aggregators track roughly 390 move-in-ready listings county-wide, with the largest share still concentrated around St. Cloud. In Kissimmee, Lennar's Knightsbridge lists move-in-ready homes from about $405,000 to $515,000, and Ashton Woods' Hawks Run has quick move-ins with financing advertised as low as 3.49 percent, several recently reduced by roughly $10,000 to $80,000. In St. Cloud, Taylor Morrison tracks about 87 quick-delivery homes across nine communities starting near $300,000, led by The Waters at Center Lake Ranch from about $434,000, and KB Home lists move-in-ready product at The Shores and Canoe Creek Reserve, from about $324,990 to $344,000.

Sunbridge remains the busiest new-construction area in Osceola County. Del Webb Sunbridge, the 55-plus community, lists homes from about $322,990, with a featured Echelon-plan quick move-in reduced from about $394,000 to $368,726. David Weekley's Weslyn Park is in its final phase: the 34-foot series lists final-opportunity quick move-ins like The Voyage and The Skipper at about $590,000 each (one ready September 28), and the 50-foot series runs from about $506,000 to $733,000. Craft Homes' Weslyn Park at Sunbridge, from Dream Finders, sells its 60-foot collection from about $479,990, with quick move-ins from roughly $422,000 up to $623,000.

Tohoqua in Kissimmee has thinned since our last check. Pulte's Tohoqua Trailside townhomes currently list no quick move-ins available, and one spec home at Tohoqua, a Concord AllGen plan, is listed at $524,230 after a $10,000 reduction. The separate Tohoqua Reserve 55-plus product is still active: a Mystique quick move-in is listed at $419,980, reduced from about $494,980, and its Villa series starts from about $388,990. Lennar still shows no available homes on its own site at Tohoqua even though its collections are listed, so verify directly with the sales center before relying on tracker numbers. Mattamy's contribution in the community has sold out.

The Celebration and ChampionsGate corner of the county remains thin for new construction. Most Celebration housing is resale, and the ChampionsGate corridor's standing new-build list has largely sold through, so buyers here are better off checking individual builder sales centers for the freshest list. Poinciana continues as an affordable new-construction market: the average new-home price is roughly $300,000, Meritage's Lake Deer Estates starts around $271,990, Holiday Builders lists homes from about $264,990, and D.R. Horton and LGI Homes both keep standing inventory in the $200,000s.

Lake County

Clermont and the Wellness Way corridor still hold one of the largest quick move-in inventories in Central Florida, with aggregators tracking more than 650 move-in-ready listings across the area. Lennar's Wellness Ridge remains the deepest single list: about seven move-in-ready homes in the Classic Collection from roughly $505,000 to $617,000, two in the Cottage Collection around $410,000 to $435,000, and the Chateau Collection from about $554,990, plus Sanctuary at Wellness Ridge Vineyard townhomes from around $244,990. Ryan Homes lists Lake Nellie Crossing from about $495,990, Mattamy's Waterbrooke shows quick move-ins around $560,000, and David Weekley's John's Lake Landing is in close-out, with one quick move-in listed near $850,000 in the Cottage series and one near $825,000 in the Manor series, and its lakefront sites sold out. Landsea's Ridgeview and Pulte's Winding Ridge also appear on Clermont quick move-in lists, but some Ridgeview move-in-ready pages have not been refreshed recently, so verify current terms at the sales centers.

Mount Dora keeps active construction, with D.R. Horton's Lakes of Mount Dora Freedom Series from $375,990, its quick move-ins from about $384,990 to $448,000, and a move-in-ready home near $407,000 at Timberwalk, also D.R. Horton. In Groveland, Trinity Family Builders lists five to a dozen quick move-ins at Trinity Lakes, with the community from about $434,990 and advertised rates as low as 3.99 percent on select homes, and Maronda's Villa Pass has move-in-ready product. Leesburg and Tavares stay active: Trinity Family's Eagletail Landings lists about seven quick move-ins, and Maronda builds in both cities with low-fixed-rate financing offers. Minneola continues with active construction, and buyers considering 55-plus product should compare Pulte's Del Webb communities in the region.

Polk County

Polk County holds the deepest quick move-in pool in the region. NewHomeSource currently tracks roughly 970 move-in-ready and inventory homes in Davenport alone, across more than 280 communities, plus about 230 quick move-in homes in the Lakeland and Winter Haven market starting near $276,000, and roughly 1,050 move-in-ready listings across Lakeland from about $225,000.

Davenport has the highest concentration of standing inventory. Lennar's Chateau at Astonia lists about 27 quick move-ins from roughly $290,000 to $374,000, though confirm with the sales center because several plan pages carry sold-out labels. Ryan Homes' Pine Pointe at Astonia has quick move-ins from about $279,990, Pulte's Hartford Terrace continues from about $282,000, Meritage's Wynnstone Signature starts around $345,520 with move-in-ready Primrose plans near $431,000 to $437,000, and Starlight Homes' Temples Crossing lists about eight quick move-ins from approximately $274,990. Highland Homes also keeps quick move-in and new-build options at Geneva Landings.

Haines City, Winter Haven, and Lakeland remain value strongholds. In Haines City, KB Home's Cedar Crossings starts from $252,490, Maronda's Haines Ridge runs from about $219,900 to $309,900, and Maronda's Crosswinds has a Lexington quick move-in listed at $316,990 with a 4.49 percent rate offer. Taylor Morrison's Seneca plan at The Ridge at Highland Meadows starts around $340,945 and currently markets about $21,000 in incentives. In Winter Haven, Ryan Homes lists single-family quick move-ins at Villa Mar from about $279,990. Lennar's The Vistas at ChampionsGate, a resort-condominium product, currently quotes pricing on request, confirming that standing single-family inventory in the ChampionsGate corridor is thin.

Incentives Currently Available

Builder incentives on quick move-in homes vary by community and almost always require financing through the builder's preferred lender. What we could verify the week of September 21, 2026:

  • Market-wide: The September 2, 2026 MLS analysis of the four-county Orlando new-construction market found 607 of 1,526 active listings, 39.8 percent, priced below their original asking price. Advertised financing programs in that report included permanent rate buydowns on 30-year FHA fixed loans in the 4.875 to 4.99 percent range, plus temporary 2-1 buydowns starting near 3.99 percent.
  • Lennar: Rate buydowns to roughly 5.25 to 5.50 percent on 30-year fixed financing through Lennar Mortgage, closing-cost credits up to about $25,000 on select homes, and its Everything's Included package stacking on top. Industry reporting shows Lennar spent about 12.9 percent of sale price on incentives in Q2 2026, roughly $55,000 per home.
  • Pulte and Del Webb: Rate buydowns into the mid-5 percent range, closing-cost credits up to about $25,000, and quick move-in incentives that can range from zero up to about $100,000 on select Florida homes. PulteGroup's incentive spending has been running near 11 percent of home-sale revenue.
  • Toll Brothers: Rate buydowns with floors near 5.50 to 5.75 percent on a 30-year fixed, closing-cost credits up to about $30,000, and Q3 2026 incentives averaging about 7.5 percent of gross sale price.
  • D.R. Horton: 2-1 temporary buydowns plus closing-cost credits, with incentive packages commonly estimated at $15,000 to $30,000 on select Florida inventory.
  • M/I Homes: 5.50 percent (5.954 percent APR) on a 30-year fixed for select quick move-ins closing by October 30, 2026, in communities like Wolf Lake Ranch and Emerson Pointe.
  • Ashton Woods: Advertised mortgage rates as low as 3.25 to 3.49 percent on select Orlando-area quick move-ins, including Northlake at Ovation and Hawks Run.
  • Maronda Homes: September promotions advertised fixed rates from 4.49 to 5.49 percent on quick move-ins, plus closing-cost credits in some communities, including about $10,000 in Poinciana.
  • KB Home: Up to $10,000 in credit advertised at The Shores in St. Cloud.
  • LGI Homes: Up to $50,000 off select move-in-ready homes at Reunion Village in Kissimmee.
  • Trinity Family Builders: Rates as low as 3.99 percent on select Clermont-area quick move-ins.
  • Dream Finders Homes: Mortgage specials as low as 2.99 percent (5.959 percent APR) on select quick move-ins at Palms at Windermere.
  • Mattamy Homes: Quick move-in price reductions of $20,000 to $27,000 at Hickory Grove in Winter Springs.
  • Meritage Homes: We could not verify a current Central Florida incentive figure this week, so confirm directly at the community sales center.
  • Standard incentives: 2-1 temporary rate buydowns, closing-cost credits, flex cash, and appliance packages remain common across most builders, usually tied to using the builder's preferred lender and closing on time.
