Living near Walt Disney World means something different to every household. For some, it is about proximity to theme parks and entertainment. For others, it is about the employment corridor along the I-4 and US 192 corridor, which includes Disney, Universal, SeaWorld, and hundreds of hospitality and support businesses. For many families, the southwest Orange County and Kissimmee area offers a mix of housing options, new construction, and a suburban lifestyle with short commutes to the attractions area.
This guide covers the communities most commonly associated with living near Disney. It does not rank them or declare one "best." Each has different tradeoffs in commute, housing cost, school options, and daily life. The right choice depends on your priorities.
Windermere
County: Orange | Drive to Disney: 15 to 20 minutes | Median Home Price: ~$910,000
Windermere is an older town on the Butler Chain of Lakes in southwest Orange County. It is known for large lakefront estates, privacy, and highly rated schools. The town has strict development regulations that limit density, which has preserved its quiet, residential character. Windermere appeals to professionals and families who prioritize space, water access, and school quality over proximity to urban amenities.
Schools. Windermere Elementary, Bridgewater Middle, and Windermere High School serve the area. The Orange County schools in this area are among the most frequently requested by families moving to southwest Orange County. School assignments vary by exact address.
Community. Windermere has a small historic downtown area with a few restaurants and shops. Most daily shopping and dining is in nearby areas such as Winter Garden, Dr. Phillips, or the Hamlin town center in Horizon West. The town has several parks and boat ramps on the Butler Chain of Lakes.
Housing. Homes range from 1950s lake cottages to multi-million dollar estates on the chain of lakes. Much of the newer construction is on large lots in gated or semi-gated communities. The median price reflects the concentration of luxury properties. More modest single-family homes exist in the older parts of town.
Winter Garden

Winter Garden has undergone a significant revitalization over the past two decades. Its historic downtown on Plant Street has become a dining and shopping destination, with a weekly farmers market, breweries, and restaurants that draw visitors from across the region. The city has grown rapidly with new residential developments on its western and southern edges.
Schools. Winter Garden has several elementary schools and West Orange High School serving the area. Several new schools have been built to accommodate growth in the western Orange County area. The Lake County line is near the western edge of the city.
Community and lifestyle. The downtown Plant Street area is a genuine walkable district with a main street feel. The West Orange Trail runs through downtown and provides biking and walking access across the area. Winter Garden hosts regular community events including concerts, holiday parades, and a weekly farmers market. Lake Apopka is nearby with the 18-mile Lake Apopka Loop Trail.
Housing. A wide range from historic homes near downtown to new construction subdivisions in the western sections. Active adult communities exist on the outskirts. Winter Garden has some of the most active new construction in the Orlando metro, with several builders offering homes in various phases of development.
Celebration
County: Osceola | Drive to Disney: 10 minutes | Median Home Price: ~$620,000
Celebration was developed by The Walt Disney Company in the 1990s as a New Urbanist planned community. Its design emphasizes walkability, front porches, alley-loaded garages, and a downtown Main Street with restaurants, shops, and a movie theater. The community has matured over 30 years and has an established residents' association and social calendar.
Schools. Celebration School is a K-12 public school serving the community. The school operates within Osceola County Public Schools. School performance data is available through the Osceola County School District. Several private schools are available in nearby Kissimmee and Dr. Phillips.
Community and lifestyle. Celebration's downtown is the center of community life, with restaurants, a grocery store, a hotel, and seasonal events including parades, holiday celebrations, and weekly concerts. The community has extensive parks, walking paths, and a golf course. The nearby Disney-area attractions, restaurants, and shopping are within a 5 to 10 minute drive.

Horizon West

Horizon West is a large master-planned development area in unincorporated southwest Orange County, often referred to as the Horizon West Village area. It is divided into several villages (Town Center, Hamlin, Village Walk, and others), each with its own character and builder set. The area is one of the fastest-growing sections of Orange County, with new homes, schools, and retail being built continuously.
Schools. New schools have opened to serve Horizon West, including Water Spring Elementary, Water Spring Middle, and Horizon High School. The area continues to add school capacity as development proceeds.
Community and lifestyle. The Hamlin Town Center is the primary commercial hub, with a grocery store, restaurants, shops, and a walkable main street. Each village has its own amenities such as community pools, parks, and trails. The area is car-dependent for most errands beyond the immediate village. Housing. Primarily new construction single-family homes and townhomes, with a smaller inventory of existing resale homes. Builders active in the area include DR Horton, Pulte, Lennar, and others. Dr. Phillips

Dr. Phillips is an established southwest Orange County community that developed around the Restaurant Row area on Sand Lake Road. It offers the closest non-resort residential area to the attractions corridor while maintaining suburban character. The area has mature landscaping, larger lots, and a central location that provides short commutes to Disney, Universal, and downtown Orlando.
Schools. Dr. Phillips Elementary, Southwest Middle, and Dr. Phillips High School serve the area. The high school is one of the larger schools in Orange County with a range of academic and extracurricular programs.
Community and lifestyle. Restaurant Row on Sand Lake Road is a major dining destination with dozens of restaurants. The Mall at Millenia and the Orlando Vineland Premium Outlets are nearby. Dr. Phillips Community Park offers sports fields, playgrounds, and walking paths. The area provides easy access to the Butler Chain of Lakes for boating and fishing.

Kissimmee offers the most affordable housing close to the attractions corridor.
Schools. Kissimmee is served by Osceola County Public Schools, with multiple elementary, middle, and high schools throughout the city. School assignments depend on the specific neighborhood. Several charter and magnet programs are available.
Community and lifestyle. Kissimmee has a historic downtown area on Broadway with restaurants, a lakefront park, and a farmers market.
