Sunbridge: Central Florida's Newest Master-Planned Community
Sunbridge is a massive master-planned development in Osceola and Orange counties, with Del Webb and Weslyn Park selling new homes today from the low $300,000s to over $1 million, plus more builders coming online as phases open. It is attracting relocating buyers from across the country.
What is Sunbridge?
Sunbridge is one of the largest master-planned communities under development in Central Florida. Located primarily in Osceola County, approximately 25 miles southeast of downtown Orlando, the master plan spans roughly 27,000 acres across the Orange and Osceola county line, with more than 13,000 acres preserved as green space. It is planned to include thousands of homes, a town center, schools, parks, commercial space, and a network of trails. The community sits just south of Lake Nona and east of St. Cloud, positioning it well for access to Orlando's major employment centers.
Sunbridge 2026 update
The development said it would significantly accelerate construction in 2026. On the Osceola side, Del Webb Sunbridge and Weslyn Park total about 2,400 homes, with roughly 1,400 delivered by May 2026. Taylor Morrison broke ground in May 2026 on Heron Bay, the first neighborhood on the Orange County side, a 526-home community on Sunbridge Parkway with sales expected to open in late 2026. At full buildout the community could reach about 30,000 homes. Buyers should confirm which phase is selling in their target neighborhood, since builders, pricing, and amenities differ by village. First homes began selling in the early 2020s, and Sunbridge is still in its early phases. That means early buyers can choose from premium lots and home designs, but many planned amenities are still under development.
Location and Accessibility
Sunbridge is located in southeastern Osceola County, east of St. Cloud and south of the Lake Nona area. Access is via Narcoossee Road (County Road 15) and the new Sunbridge Parkway. Commute estimates:
- About 10 minutes to Lake Nona Medical City
- About 25 to 30 minutes to Orlando International Airport (MCO)
- About 30 to 40 minutes to downtown Orlando
- About 15 minutes to the St. Cloud lakefront
- About 35 to 45 minutes to Walt Disney World
Narcoossee Road carries significant traffic during peak hours. The Sunbridge Parkway connector is designed to improve access as the community grows.
Builders Active in Sunbridge
Sunbridge builds out by neighborhood, and the active builder lineup depends on which neighborhood and phase is selling. As of 2026, the two open residential areas are:
- Del Webb Sunbridge (active adult, 55+) -- Gated community by Pulte Group's Del Webb brand at Citrus Grove Court.
- Weslyn Park (family homes) -- Off Cyrils Drive, with builders including ICI Homes, Ashton Woods, David Weekley Homes, Craft Homes, Pulte Homes, and Toll Brothers. Tri Pointe Homes and the luxury builder Perry Homes joined the lineup in 2026. See the Weslyn Park community guide.
On the Orange County side of the development, Taylor Morrison broke ground in May 2026 on Heron Bay, the first Orlando-side neighborhood, a 526-home community of 16 floor plans with sales expected to open later in 2026. Toll Brothers and Pulte are planning additional subdivisions in the Orlando portion. Earlier marketing described a 10-builder menu across the master plan; builders arrive and sell as each phase opens, so the mix today is concentrated in the two open neighborhoods.
Price Ranges
Sunbridge's price picture is set by the neighborhood and phase selling today. Ranges reported in 2026:
- Del Webb Sunbridge (active adult): From roughly $318,990 up to about $641,890. Homes run about 1,400 to 3,450 square feet with 2 to 4 bedrooms.
- Weslyn Park single-family: Roughly $480,000 to $700,000. Ashton Woods has listed from about $481,000 to $696,000; David Weekley from about $499,990.
- Heron Bay (first Orlando-side neighborhood): Taylor Morrison is pricing from the mid-$500,000s, with sales expected later in 2026.
Base prices do not include lot premiums, structural options, or design center upgrades. Ask each builder for a current price sheet, because list prices change by phase and quarter.
Planned Amenities
Sunbridge is being developed with a comprehensive amenity plan. As of 2026, many amenities are completed or under construction:
- Town Center -- Planned mixed-use center with retail, dining, and services. Early phases under development.
- Parks and trails -- Multiple neighborhood parks, pocket parks, and a planned trail network.
- Community pools -- Each village has its own pool and amenity center.
- Schools -- Planned school sites within the development. Current students attend nearby Osceola County schools.
- Del Webb amenity center -- Clubhouse, fitness, pool, and social programming for the 55+ neighborhood.
The full buildout will take many years. Buyers should ask their builder about current and planned amenities for their specific village.
Development Phases
Sunbridge is being developed in phases, each opening new sections of the community. Early phases offer the best lot selection but have fewer completed amenities. Later phases benefit from established infrastructure and completed community features but may have fewer premium lots available. Check with individual builders for their specific phase timelines and availability.
Schools
Sunbridge is in the Osceola County School District. Planned school sites within the development will eventually serve the community. Near-term, students attend existing Osceola County schools including:
- Narcoossee Elementary School
- Neptune Middle School
- St. Cloud High School
Zoning changes frequently in growing areas. Verify current school assignments with the district at the address level.
HOA and CDD Fees
Sunbridge homes are subject to both a Homeowners Association and a Community Development District. CDD fees appear on the annual property tax bill. Combined annual costs typically range from $1,500 to $3,500 depending on the village and phase. Ask the builder for a complete cost disclosure.
