Lake Nona is large enough and distinctive enough that it feels like its own place. It has its own medical campus (Medical City), town center, multiple schools, and a strong community identity. The "Lake Nona" brand is widely recognized. This can create the impression that it is an incorporated municipality.

Additionally, many Lake Nona addresses use "Orlando" as their mailing city, not "Lake Nona," which adds another layer of confusion.

Practical Implications

Because Lake Nona is unincorporated, residents pay Orange County taxes (not city taxes) and receive Orange County services. School assignments depend on your specific address within the Lake Nona area. CDD and HOA rules vary by village and community.
