Winter Park and Winter Garden are both known for having charming, walkable downtown areas, but they serve very different roles in the Greater Orlando housing market. Winter Park is an established, higher-priced community near the urban core. Winter Garden is a growing city in western Orange County with a mix of historic charm and new construction.
Location and Commute
Winter Park
Winter Park sits north of downtown Orlando, approximately 10 to 15 miles from the urban core. Commute times to downtown Orlando are typically 15 to 25 minutes. The SunRail commuter train has a station in Winter Park.
Winter Garden
Winter Garden sits in western Orange County, approximately 20 miles west of downtown Orlando. Commute times to downtown are typically 25 to 40 minutes. SR 429 provides a direct toll road connection to the southern parts of the county.
Downtown Character
Winter Park
Park Avenue is one of the most established and upscale shopping and dining districts in Central Florida. It features boutique shops, restaurants, cafes, and cultural institutions including the Morse Museum and Rollins College. The area has a refined, established feel.
Winter Garden
Downtown Winter Garden along Plant Street has undergone significant revitalization. It features locally owned restaurants, the Garden Theatre, a farmers market, and a more casual, community-oriented atmosphere. The West Orange Trail runs through downtown.
Housing
- Winter Park: Higher price points. Single-family homes typically range from the $400,000s to well over $1 million. Lakefront properties command significantly higher prices. Housing stock includes historic homes, mid-century ranches, and custom estates.
- Winter Garden: More moderate to higher price points. Single-family homes range from the $300,000s to $700,000+, with newer construction communities at the higher end. Housing stock includes older homes near downtown, established subdivisions, and active new construction.
Daily Life
Winter Park offers a more compact, walkable lifestyle with cultural amenities, lake access, and proximity to the urban core. Winter Garden offers a small-town feel with the West Orange Trail, a revitalized downtown, and proximity to the Horizon West master-planned area.
