Clermont vs. Minneola

Two Lake County communities with rolling terrain and new construction, but different characters, sizes, and daily-life experiences.

Overview

Clermont and Minneola are adjacent communities in southern Lake County. Both benefit from the area's rolling terrain and lake access, and both have attracted significant new construction in recent years. However, they offer different experiences for residents.

Geography and Character

Clermont

Clermont is the larger community, incorporated as a city with its own downtown area along the Lake Minneola waterfront. The city has a population of roughly 45,000 and covers a substantial area. Clermont is known for its rolling hills, lakes, and a sense of being a distinct community rather than just a suburb of Orlando.

Downtown Clermont along the lakefront has a small-town character with local restaurants, shops, and a trail system along the water. The city has invested in its waterfront area, including the Waterfront Park and the Clermont Performance Marina.

Minneola

Minneola is a smaller community just north of Clermont, with a population of roughly 12,000. It is more of a bedroom community, with most of its development focused on residential subdivisions along the SR 50 and US 27 corridors. Minneola does not have the same walkable downtown character as Clermont, but it offers newer construction and a convenient location for commuters.

Housing

  • Clermont: A mix of established neighborhoods, lakefront properties, and active new-construction communities. Price points range from the $250,000s for smaller homes to well over $1 million for lakefront estates.
  • Minneola: Primarily newer construction subdivisions, with builders active along the SR 50 and US 27 corridors. Price points tend to be somewhat lower than comparable Clermont communities, often ranging from the $250,000s to the $500,000s.

Transportation and Commutes

Both communities are served by US 27 and SR 50. Clermont also has access to the SR 429 (Western Beltway) corridor. Commute times to downtown Orlando are generally 35 to 55 minutes from both communities, depending on traffic and specific origin.

Minneola's location along SR 50 provides a more direct east-west corridor to Orlando. Clermont's road network is more spread out, with US 27 running north-south and SR 50 running east-west through the city.

Daily Life

Clermont offers more options for daily life within the community, including a walkable downtown, lakefront recreation, the South Lake Trail system, and a variety of local businesses. Minneola residents often drive to Clermont or the surrounding area for shopping, dining, and recreation.

Choose Clermont if you want:

  • More options for daily activities within the city

Choose Minneola if you want:

  • Newer construction at more moderate prices
  • A quieter, more residential feel
  • Direct SR 50 access for commuting
  • A smaller community with less traffic
